CANADA’S OCCUPANCY SLIPS: Canada’s hotel industry reported lower occupancy despite sustained growth in ADR, according to CoStar’s January data.

  • Occupancy: 49.6% (-1.7%)
  • ADR: CA$175.38/ US$130.09 (+4.3%)
  • RevPAR: CA$87/ US$54.53 (+2.6%)

Transient occupancy slipped 3.7% YOY, with most of the decline happening during the weekends. This suggests that consumers are curbing discretionary spending, CoStar said. Warm weather and lack of snow in popular ski destinations added to the shortfalls, with sharp occupancy declines of 9% and 12%, respectively. However, the overall hotel sector is outpacing metrics in the wider economy, with the room rate growth surpassing the 2.9% inflation reading. Among the provinces and territories, Manitoba saw the highest occupancy level (58.8%), 8.1% below 2023. Among the major markets, Toronto reported the highest occupancy (61.4%), up 2.2% over January 2023. The lowest occupancy among provinces was reported in Prince Edward Island (28.6%), down 20.5% against 2023. At the market level, the lowest occupancy was reported in Edmonton (+2.9% to 44.3%).
